Plastic box vents.
We have a strong aversion to them – to put it mildly. Plastic box vents are very common and very cheap, and they’re widely used in starter communities. It’s a part home builders will install across multiple homes in development simultaneously.
The biggest problem with plastic box vents is that they’re made of plastic. They deteriorate over time and then need to be replaced. The lifespan isn’t great, and homeowners are left in the position of needing to fix something they probably had no idea was going to break.
And once one goes, you wonder if you need to have them all replaced.
At Houston Roofing & Construction, we won’t even offer you these plastic box vents. In fact, we don’t install them as a rule. We will install something more durable and long-lasting – like metal.
The only exception is if a homeowner specifically asks for them to be installed.
It’s about quality. Your roof will still need maintenance, but that maintenance is much simpler if the roofer just seals intact metal vents occasionally instead of replacing failed plastic vents.
The comparison isn’t even close. You don’t want plastic box vents.
Repairing The Issue
Now, regarding something like the plastic box vents, when it comes to replacing just one failed vent or replacing all of them, we’ll do whatever the homeowner wants.
However, once we’re replacing one of the vents, it’s typically cheaper to have them all replaced. Since we’re already replacing one, the parts and labor to replace the others aren’t too expensive, so that’s typically what happens.
It’s much more of a hassle for homeowners to have it done one at a time as they fail, so it’s more common and advantageous to do it all at once.
This will also offer you peace of mind if they’ve all been replaced.
Addressing The Whole Problem
Sometimes, we’ll go out to inspect a repair issue. The homeowner will then tell us that our proposal is more expensive than another company they had out to look at the same problem.
At times, we’ll be able to look at roof repair quotes and see the scope of what another company is offering. It could be that they’re just offering to seal up an issue. And rightly so, sometimes that’s all that’s needed. We do that as well.
However, there are times when the roof’s decking has rotted or something is missing. A little sealant isn’t going to solve the problem.
It might solve a problem and get you a few months down the road. But if the issue is more complex, then a simple fix won’t do.
There are some companies that will offer and push for the easier, smaller repair. And we get it – it’s easier for most homeowners to run with the cheapest fix to the problem.
But if there’s an underlying issue, it will return. And it might be worse.
